The owners of the space run a game room in the next space over and it has a door that connects the two. So if any license i needed, I would think they have one. Like I say, it works out great fo me. My wife can stop yelling and I have huge place to play. I may have to share a little but its more fun than playing alone anyhow.

I have been thinking about something like this. There are a ton of half empty strip malls near me. I've been wondering if they'd take a small amount every month rather than nothing (which is what they have now). It would get some of the games out of my house and I'd have a place to sell the games out of.

I thought about the same thing. There is a strip mall north of me that has about 85% vacancy and a huge sign that advertises retail spaces at .25$ per square foot, which is a crazy price for retail space.
 
I called a local strip mall management company on a tiny little spot in one of the strip malls we have here with about a 60% vacancy... $595/mo... not gunna happen.
 
There was an arcade locally that (rumor has it) had an agreement with their landlord. Basically they pay very low rent for a previously empty location. They have to allow potential renters unrestricted access to the space (easy for an arcade). The arcade can not make any modifications to the space (again, easy for an arcade, all they need is floor space and electric). They have an agreement that the arcade will be out of the space within 24 to 48 hours of a "real" lease being signed.

It's a win-win. The landlord makes money on space that normally wouldn't make money. The arcade owner gets cheap rent and a location. The landlord still has every option to sell to a full-priced tenant. I'm not a lawyer, but I'm sure the landlord also holds a bunch of other rights, including termination of agreement for any reason at the landlord's sole discretion (and similar mumbo-jumbo).

I've been curious for a long time if this type of arrangement actually works out, or is even possible with the landlords of today. This was about 15+ years ago, so even if it's a true rumor, things may have changed drastically by now.

I dont do this with retail but I do with industrial space.I keep extra trailers and equipment that would clutter up my shop in a small industrial condo. I only pay $125 a month (i think he asks 750 normal, its only 1500sq) but I cant get any utilities or anything or do work there and if the place rents/sells I have to be out in 5 days. also I have to be out by mar 1st either way.. but it really works out pretty nice for both IMO

but back on topic.. how awesome would that be!!! very cool!@

Ya, please come on down and play a couple games. Nothing is real great, but its a place to hang out and make a little pocket change if I can. Anyone want to donate a couple pins? I would even leave them as quarter play and you could keep 100 percent profit. LOL
And as far as entertainment, I have the theater that plays all 80's videos...all the time. And you can watch the laser lights burn your eyes out..

Im crazy for living in NY. I gotta move out west and start building my supercade. The strip malls around here are renting 1500sqft starting at $2900+ per month.
