I NEED Workspace!!

The deal is, I can't really seem to find a workspace that is affordable nearby to my apartment. I want to get my Coin Op business up and running soon, you know like service/repair and possibly restore some and sell cabinets I've collected. And like I said, apartment, I don't really have the work space to do anything like sanding, painting, cutting....any of the large stuff that would require me to lose my deposit if I decided to work where I live! Really I know this workspace thing wouldn't be happening anytime soon because I don't have that much to personally invest into my business to get out of my own living quarters, but I'm at least keeping an eye out for my future business plans.

Today I decided to go out and do some investigating on some nearby storage facility that offered office/warehouse space for lease. Place is called "Four Seasons Self Storage," they provide the building and you provide the utilities (no bathrooms or plumbing, just electric). I wanted to get prices and to take a short tour of what they had. They have a few 20 x 40 units available, and one 20 x 30. Right now the going market rate on lets say the 20 x 30 is $650 a month, I would say that is reasonable for that type of workspace it is but there is a hitch. Evidently from what the leasing agent was telling me, the company that owns and runs the facility has restrictions to any manufacturing or lets saying building or painting anything within these units..........................................
So what is the point of renting something like that if you can't even run a business like that. I could understand just for storage purposes, maybe a business that orders from manufacturers and then sells to customers, but at that cost you might as well just rent a self storage unit and run something like that from your own home. I think maybe she was referring to the self storage units, I wouldn't believe they would set those type of restrictions on the office/warehouse spaces, but then again I could be wrong.

There is another place I looked at online, haven't had time to go personally tour, but it's called "High Ridge Business Park," the distance isn't bad...but I know the price range would be considerably out of range until my business has made some serious profits.

Anyways, I'm pretty sure you KLOVrs have had ya'lls hassle of finding a workspace suitable to running a business out of. Given those of you who live in homes where the workspace is readily available should consider yourselves lucky....lol I cannot afford a home by myself at the moment.

Frist warehous was 1000 square feet. Crappy power. but a very tall place..
2nd ware house was 2000 square feet. 800 bucks a month was there for 6 years. New owner New prices time to move.
3rd ware houe 10,000 square feet. sign a 5 yeart lease After 6 month. They change the terms. Bottom line from cheap rent to very Expensive rent.

Check the storage 800 to 1000 square feet or even 2000 and rent out your extra space to your buddies.

Just a thought..
 
You need to look for an incubator. Some of those places charge literally by the day. They're usually very affordable and offer free internet/office supplies and such.
 
They're usually government sponsored programs that help businesses get started. They take old warehouses and industrial style places and offer cheap rent just to keep them active. A lot of the time there are even people on site to help you manage your business.

No, she's probably got it right - they don't want you doing anything that might leave a mess they'd have to clean up later (like spilled chemicals, etc). Besides, with no plumbing it's kind of hard for you to put in a full day's work there anyway.

Keep looking - you might well find something if you go on looking long enough.
