Day 1--Broke ground on the gameroom

Very cool I hope to be doing this same thing this comming year so I'll be watching closely as my addition is planned to be exactly the same size. Congrats!!!!!

Going for simplicity, eh? I originally had it at 41 X 25 but my father-in-law is all about simplicity. We changed it to 40 X 24 so we could just do 8 foot wall sections. It will also minimize waste, expense, etc. We took the workshop from 9 x 9 to 8 x 8 for the same reason.

Are you going to put plumbing in? I went back and forth on it for awhile but ultimately decided to bring in a sewer line & water line and cap them off at the floor in the workshop. I was concerned about doing anything that may deter future buyers and I thought the option of plumbing would make the house more attractive. The way it is, we could market it a number of ways: workshop, mother-in-law suite, etc. They could turn the workshop into a bathroom. I don't know if it will pay off in the end but you never know if you don't try.
 
WOW! Very cool that you got permission to do this in what appears to be a pretty nice subdivision you're in there. Can't wait to see more photos!

Well that's a story in itself.

When we were looking at houses and found this one, I contacted the Homeowners Association to make sure it wouldn't be an issue because that would be a deal breaker on the purchase. I didn't want 1000 sq. feet to be a problem. They were reluctant to say yes without knowing colors, roof style, etc. At the time I had no idea of any of that but knew I'd work with them to make it happen if they'd approve the size. They did and then once we decided the exact size and location on the lot I had to get that approved, again not knowing colors but did knew roof by that time. Once they approved the location we put together the plans and had to get them to approve those. So it took 3 different approvals before we did the first thing. THEN I had to take their approval to the county for the building permit and we'll have several visits from the inspector before it's all over.
