crazy retail hwy wharehouse idea? what ya think

i live on a busy rural hwy that goes to major lake destination
i have 120 ac on the hwy
every weekend or special event day 2000 to 4000 hi end suv's towing expensive boats, trailers, & off road vehicles go by the front of my place every weekend
im thinking i may have a gold mine here if i do the below what ya think
build a 50x 100 ft x16ft hi wharehouse right by the hi way and have fri sat big boy toy garage sales often, is it just me or are these 2000 to 4000 per day perect game room customers? i think 10 to 20 would stop per day and could even just drive their rigs inside my shop, look round at all the cool arcade /pins /slots to buy, i think i may get 3 or more new cust every day i open? am i crazy or crazy like a fox?
ps this is very likely to happen and i would be taking consignments!
 
No gym for home, work out floor with 30, but is it for 20 like 30 lb when you no lift it to be for men, for 30 lbs instead? or half is 10 for 20 pounds?

UMM HOW i word this... ok u take 20 lbs no lifting for 30lb if guy, so divide 2 u dont sit, u get 10 but for guy it no 30, so 20 would be for guy if u werent a girl ?

My guess would be that they wouldn't be in the right frame of mind when they come past, so you probably wouldn't do enough business from them to be worth the effort. If you want to give it a go, erect a portable building (like a quonset hut or something) and see how you do for a summer. If it goes well, you can invest in a better building. If not, then not too much lost.

I think many of those people you see driving past put all their money into the SUV and boat. Most of the people I know in town are broke after the vehicles and water toys. Since you already have the property, probably not too expensive of an experiment though.

The one person I know that went to a Pinball after a boat did so after a divorce.
 
Sounds like you have good visible location but as mhkohne mentioned.. they are interested in getting to the lake and enjoying themselves. You'll probably
get a bunch of drunk lookieloos. Starting up a commercial retail arcade
operation is going to take some serious work. Might be worth it if you want to put in the effort but I am guessing in the end when its all said and done, you'd make more money working a minimum wage job. I could be wrong though.. happens all the time:) Give it a shot, just keep your investment as
small as possible.

I'd say build a McDonalds or some sort of rest stop and use the extra space for these sorts of experiments.

i can build a wharehouse and sell stuff out of it, garage sale style
but that is about the highest use i can get from the current zone of ag /rural /resid.

I dont know about building a new building, mabyeyou could find a used one to put up first? Id hate to see you drop 10,20, 30gs on a warehouse and have it flop.

Boat people do have money to blow, mabye cater selling games and boats etc out front...

I like the idea. How it would pan out in real world practice, i dont know man.
 
I would offer storage for all those boats. If you build a warehouse you could store some inside. If you have the know-how, you could offer to prep the boats for customers after winter and have them pulled out and ready to go so they just come by and tow their boat to the lake.
 
With gas prices where that are, coupled with the vast amount of gas boats hold, given their high consumption, ANYONE driving by with a large boat being towed towards the water has disposable income...

Oh, and to answer your question. YES. Like a fox...

I have a "high end" suv and I tow an "expensive" boat, so I guess I am your target customer. So here goes...

If I am towing my boat, the last thing I am doing is stopping at a "garage sale"/arcade. Here is why...

If I am heading out:
- The sooner I get to my destination the sooner I can get in the water (less waiting to launch the boat, better parking space, etc).
- The sooner I stop hearing "Are we there yet"
- My family (wife and kids) are in the car with me, no way I am stopping. Dont need that...

If I am heading home:
- Everyone is tired after a great day out, no way I am stopping
- The sooner I get home, the sooner I stop hearing "Are we there yet"
- Still need to offload the rig when I get home

Also (and most important):
- If I am towing my boat, I have the boat full of gear. I also have my family in the SUV... Where the hell am I going to put anything I purchase?

I think the flaw is in thinking that that 1 out of 100/200 would buy anything... What if only 10% of people that stop buy something... that makes it 1 in 1000 or 2000.

How much would that 1 out of 1000/2000 need to spend to make it worth while for you?

Seems very flawed to me...
