AirBnB with 43 game freeplay arcade near Atlanta

Hey folks, I thought you might enjoy checking out our tiny-house & arcade on airbnb. We allow guests to use our freeplay arcade (currently 43 games) and swimming pool, 24 hours a day. If you're coming to Atlanta and don't want to stay in a musty, gross motel room... check us out!

After you click the listing link I put in the post, it comes up with 2 pics on top... on the lower left of the pics is a grey button that says "view photos". Click that.
 
Wow... that's really awesome! I don't get down to Atlanta often, but I know where I'll be staying next time!

We run an AirBnB here in Calgary too. We keep one game up in the dining room running a 520-in-1 and people are always so blown away, then we show them the basement and turn on all the games. That reaction has gotta be one of my favourite things. Haha :)

And do people really want to go to an Airbnb to play arcade games? I would do it, but I would never think to look them up and see what games they had. And kudos to this dude for putting together a cool little compound, but after 1 game of hydro thunder I would walk away from those games. They're just not ones that I like...
 
How good is the insurance coverage on all that? And do you have the games as freeplay? I could see freeplay selling it even more but hey, quarters means more income.

We're finding that people do stay here just for the arcade. Also, many stay just for the tiny house experience. As the arcade gets better and the word gets out, I think more people will want to stay.

When you figure you can spend $50 in about an hour at dave and busters & play no vintage games OR you can stay here and play for as many hours as you want on games from 1974 to 2017 as part of the "hotel price"... why wouldn't you?

Everyone likes different games. Some people like pinball and hate video games. Some go the other way. Some play the claw machine for hours and some scoff at it. It's impossible to make everyone happy but I'm always trying to keep a good variety of games on hand. At the end of their stay I ask everyone what they think of the arcade, what they would like to see and what were their favorites. I end up selling the games that don't get much use and replace them with something that might get more play... unless it's a game that has sentimental value to me.

Insurance coverage is a good question. I haven't looked into it specifically. I've been told by other collectors that the insurance will cover everything as long as I have detailed lists of each game I own.

Insurance will cover subject to you proving value. That is where the fight comes in. Your list isn't an appraisal and just keeping a list makes it difficult for someone to use if you need an appraisal. So the more condition detail you have the better but plan on a fight all the same.
 
And if someone damages a machine they could argue wear and tear if it's not significantly obvious.

If someone damages a machine you are eating it. Insurance is for major events not minor ones. Most homeowners policies are $1000-2500 deductable.

Yea I agree. The worst "damage" so far is from a drink spilled and that's already happened twice "in" the air hockey game. I cleaned it up and moved on.

Airbnb people aren't the type to smash something because they didn't get high score or get to the next level. They're a very laid back bunch of folks.

Careful on this ... my insurance agent told me on multiple occasion that I was "covered" since my personal property was up to 300K ... even with my 20 games I was well under this. I had a friend loose some games to a fire and when it came time to deal with insurance company they told him he needed a collectors policy and that his games would not be covered.

With this new information I pressed my agent (Nationwide) again to get absolute confirmation that we were ok. When they reached out to the underwriter we got a different answer. In my case I was told that insurance policy would only pay out what it's adjuster deems as depreciated value NOT actual value or replacement value regardless of what documentation I had. I was told for that, I would need a collectors policy.

beautiful setup BTW ... seems like a real treat for any guests.

I got clarification. The agent wants to "schedule" each game which basically means detail what it is and how much it's worth in a spreadsheet with pics and video so it is covered for what it is currently worth and could be replaced for. Seems reasonable
